Semering builds and manages retail shopping malls in the southwestern United States. Each of its malls typically has 10-20 boutiques, music stores, restaurants, and other small tenants and one large “anchor” (e.g., a department store). Under the standard lease terms, the annual rental rates are fixed for ten years for both small and large tenants. Anchor tenants pay lower rates per square foot than do smaller tenants because they provide a positive externality – they bring in customers to the mall.
